Buying a cottage or rural property can definitely be challenging. You need to be aware of so many things you would never even think to consider when buying real estate in the city. When you are thinking of purchasing rural real estate in Ontario, you may just want to think twice about the water.
Many cottage properties and country homes have their own water source. As someone interested in buying a piece of rural real estate, you should ask “is there a well? What kind of well? Does the water come directly from the lake? If it does come from the lake, is there a purification system?”
Types of Wells
Your well has several purposes. The main functions of the well are to supply water and keeping contaminants and surface water out of your drinking supply.
There are 2 types of wells: dug and drilled.
Drilled wells generally consist of a small diameter casing around 10-20 cm. They are typically about 45 m deep. Drilled wells in cottage country get their water from deep groundwater aquifers. If they are well constructed they are not as likely to become contaminated. However, because of the depth of a drilled well, there may be minerals or chemicals present that could affect your water.
When compared to drilled wells, dug wells are far more susceptible to surface and septic system contamination because they are not as deep. Additionally, dug wells are more likely to dry up as surface water conditions will play a role in the quantity of water available.
If the water source in question is coming directly from the lake, that’s ok. It is just something you need to be aware of. You may think that because the water is from a beautiful lake in cottage country, you can drink the water. This is NOT true. There is no such thing as pure water. Because water is a great solvent – meaning it can dissolve some amount of almost anything else. In its natural state, water always contains impurities.
Because of the impurities found in lake water, you may not want to wash your clothes in water directly from the lake. Your clothes may come out with stains on them (as a result of tannins from decayed vegetation).
If the idea of having your water source coming directly from the lake bothers you, you can have a water purification system installed – they are not terribly expensive. There are systems that you can install yourself for under $1000.00.
Wherever you are looking at buying real estate, understanding where your water comes from is very important. This is especially true in cottage country. The quality and quantity of your water will vary depending on if you have a drilled well, dug well or a water source directly from the lake.
